Prepare the home, not a fictional version
Clean and organize rooms so the property’s spaces can be understood. Use photographs of the actual property and obtain permission from the photographer and people whose property or possessions appear. Confirm what your local listing service requires.
Avoid removing permanent defects or adding features that do not exist. Where virtual staging is used, follow local disclosure requirements and distinguish it clearly from original photographs. A misleading first impression can damage trust.
Protect personal details
Remove visible account statements, family documents, access codes and other sensitive information before photography. Check mirrors, windows and screens for unintended reflections or details. Store valuables securely for both photography and showings.
Describe each image accurately and keep a record of the original photographs. Buyers should verify layout, condition and features through appropriate visits and due diligence rather than relying only on images.
