Know what the number measures
An asking price is a seller’s proposal. A closed sale price reflects a completed transaction, while an appraisal is an opinion developed for a defined purpose and date. Automated estimates use their own data and assumptions. These measures are not interchangeable.
Reported median prices reflect the homes sold in a dataset. A change in the mix of properties can change the median without every property changing by that amount. Check geographic coverage, property type and reporting date.
Compare the right evidence
Ask a local professional for recent closed sales with similar location, condition, size and features. Review differences rather than treating a nearby home as an exact match. Listing concessions and financing arrangements can also affect comparisons.
Use national housing reports to understand broad trends, not to assign a current value to a specific episode listing. Confirm availability, price and terms with the listing agent. This guide does not contain a live valuation.
